To begin, we will take the time to learn what you really want in a home. We look at your needs and desires. We will assist you in setting the price range within the budget. Then we can advance to show you properties that meet your criteria. You will be made aware of any new listings the moment they come on the market.
As your Agent, We look out for your best interests. For example, We will provide you with in-depth property details of each home you view, point out desirable features you may not notice and identify potential concerns you may have overlooked.
We are by your side every step of the way. When you find a home you want, we will discuss the important terms of the Agreement and the type of Conditions available to you. We will prepare an Offer with that in mind and protect your interests always. You have set goals and a budget. We will do our very best to achieve all you desire.
There are Six major components to all Agreements of Purchase and Sale commonly referred to as the “Offer”
- Price: The price you offer is dependent on current market conditions as a rule, reflecting your opinion of value based on other similar properties that you have either seen or viewed their market information.
- Deposit: The deposit shows your good faith and by law “Consideration of Trade” to validate the legal contract. The deposit is applied towards the purchase price on closing. Consideration can be any amount or thing that the Seller deems to have value.
- Terms: Irrevocable time periods by either Buyer or Seller, Chattels included or not, Rentals if any, Expressed warranties and more. (Inclusions & Exclusions)
- Conditions: Actions or any due diligence required by the Buyer or Seller to act on or complete; such as Financing, Home Inspection, Sale of the Buyer’s residence, Seller to obtain water certificate and many others. Our Agents will advice you of all options available to you and the reason for their consideration.
- Closing or Possession Date: This is the date the title of the property is legally transferred to the Buyer upon receipt of funds as per the agreement. “Cash for Keys”
- Pre-Printed Clauses: Obligations by the Buyer and the Seller to perform specific duties or acts directly or by their appointed Lawyer.
The Agreement of Purchase and Sale can be and is complex at best. This Agreement when Executed and Confirmation of Acceptance has been confirmed, is a legally binding contract under law between the parties to the agreement. Both parties are bound by its terms.
