After a year of pandemic-spawned disruption, the commercial real estate industry is undergoing a change.  Did I say change; I meant to say a complete overhaul of how we perceive Commercial space whether Retail or Office.

What does the next generation of live-work-play developments look like?  This period of growth was evident in any case.  The pandemic just forced our hand.  The new generation of employees are speaking out and their voices are being heard and listened to!
As the recovery slowly unfolds; the real question on everyone’s mind is “What’s ahead for commercial real estate and what to expect for the office and retail markets, as well as labor trends.  What will the future city look like? Who will live and work there?

Today’s law firms and Banks are moving beyond dark wood and marble and opulent private offices.  Office requirements will never be the same as the business world adapts and redefines the idea of the workplace.
The belief by some of the best Economists in the world project that the Commercial footprint will be reduced somewhere between 30 and 50 percent globally.

The now question to employees is:

 “Where would you like to work and what days do you want to come into the office?”

The new generation see the opportunity for flexibility.  The days of going to an office and sitting at a desk for seven hours is already behind us.  The new demand for the commercial space footprint is here and we as Commercial Agents have to change our perception and understanding of this new era.

Corporations will be looking for hybrid accommodations; in other words, where the space can accommodate those who wish to work in an office and those who choose to work from home.  Over 80 percent of Bank employees now work in their office space at home.  Banks balance between effective oversight of the financial reporting process vs Hard Costs = called Savings $$

Commercial real estate is still strong.  We just have to adapt to the new demand and we have!
